About Blue Jay Real Estate and Jane L. Hughes

Jane’s career in property management began in 1969 for a real estate company in Fresno, California for 10 years before moving to the central coast. After establishing herself in the community and working in two local real estate offices in Arroyo Grande, she opened Blue Jay Real Estate in 1983. With 30+ years of property management experience, her management practice is determined by the needs of the owners and their property as well as tenant compatibility with owners / property. Each property account is designed to meet the specific needs of her clients.

Are there different types of management services offered? YES! ! ! !

  • Month to month management – Most common – Everything listed below is done on your behalf -- rent collection, maintenance and routine renovations, tenant correspondence, expense payments, record keeping, tenant negotiation, notices and litigation, tenant placement, contracts, inspections and more as needed. The Month-to-Month Management Agreement includes all the services mentioned below, with no hidden ‘costs’.
  • Renting agent – As a property becomes vacant, many owners do not like to be bothered with finding a new tenant but want to "manage" the month-to-month business. BJRE offers the skill to place a tenant in your property. This includes answering calls from prospective tenants, verifying applications and running credit checks, drawing and executing contracts and condition form, collection of deposit and rents.
  • Maintenance: Many owners can collect rent, maintain their records, however can be confused when dealing with maintenance. As the need arises, owners may contact BJRE to oversee required/requested maintenance as your agent for property maintenance-- finding a suitable person for the job within your budget that includes on-site meetings with workmen, getting estimates when applicable, overseeing work to satisfactory completion, payment to workman and final accounting with receipts given to owner.
  • Correspondence – As owners need to make contact with their tenant in writing, BJRE offers the skills in drafting a letter or proper notices and mailing or serving the documentation to tenant.
  • Eviction -- If you require notice to be given to tenant, followed by court action to comply to notice, I will draw and serve the tenant notices, follow-up with a court action, appear in court on your behalf, meet legal authorities as needed. I work with a paralegal in most cases, but will contact attorneys as needed.
  • Rent collections – just want someone to collect rents and go to the bank. This does not include record keeping.
  • As needed: going on a vacation, hospitalized, too busy, etc, call me. I’ll take care of your specific needs as they arise in your absence.
